CHAPTER 01 · THE PIN
Kala Talav, on the Bhavnagar–Ahmedabad highway.
The park sits directly on the highway alignment north of Bhavnagar. On the key plan it is drawn as a 60-metre-wide main road, with Parks 1, 3 and 4 on its edge and Park 2 and Park 5 behind. The existing village road runs from the parcels to Narbad, three and a half kilometres away, and on to Sanes.
CHAPTER 02 · THE CITY BEHIND YOU
A working city fifteen minutes south.
Bhavnagar Terminus is eleven minutes away, the city centre fourteen, the airport eighteen. Nirma’s Kalatalav chemical complex, with its soda ash, caustic, chlorine and bromine plants and captive power, is eight kilometres east. This is what most Dholera-side land does not have: a settled labour pool, schools, hospitals, banks and ten thousand existing industrial units within reach.
CHAPTER 03 · THE ROAD NORTH
Twenty-five kilometres to the end of the expressway.
NH 751 leaves the park, passes Narbad and Sanes, and reaches Adhelai in about twenty minutes. Adhelai is where the 109 km Ahmedabad–Dholera Expressway ends, and the four-lane, cement-concrete Nari–Adhelai section, built at ₹820 crore, carries that traffic into Bhavnagar past this plot. A truck loaded here is on an access-controlled expressway inside half an hour.
CHAPTER 04 · DHOLERA
Forty-six kilometres to the SIR, seventy-two to its airport.
Dholera SIR is India’s first greenfield smart industrial city. Tata Electronics’ ₹91,000 crore semiconductor fab there was half built by April 2026, with trial production targeted for December and a call out for 450 suppliers. The international airport at Navagam is about 80% complete. Land for those suppliers inside the SIR is bulk and TP-scheme zoned; the park offers the same corridor on revenue land, with a city attached.
CHAPTER 05 · THE SEA
A port being rebuilt, a ferry to Surat, and Alang.
Bhavnagar Port is nineteen kilometres away and is being redeveloped as a ₹4,024 crore lock-gated port with the world’s first CNG terminal, container, Ro-Ro and liquid berths. Ghogha’s RoPax ferry turns 370 km of road to Surat into a four-hour crossing. Alang, an hour south, is the world’s largest ship-recycling yard and a source of steel plate and machinery. If Kalpasar is built, its dyke lands on this coast with a flank road to NH 751.
CHAPTER 06 · AHMEDABAD
The state’s commercial capital in about two hours.
Before the expressway, Bhavnagar to Ahmedabad was four to five hours. Today it is roughly two, and the Sarkhej–Dholera semi-high-speed rail approved in May 2026 will put 220 km/h trains within an hour of this plot by 2030–31. The park is the Bhavnagar end of that same line on the map.
